Conveyancing (Residential Property)

Buying your home is one of the most important and expensive decisions you will make in your lifetime. Buying and selling can also be one of the most stressful activities if problems and delays occur, which you could not have foreseen at the outset.

Rest assured that we will do our best to ensure that your sale or purchase will run as smoothly as possible. If it does not, then it is our job to explain the circumstances to you in plain and easy to understand language.

We can offer you…

  • Fully qualified staff to act on your sale and/or purchase
  • Advice on your mortgage offer
  • Advice on the need for surveys
  • Appointments after hours and home visits (if required)
  • Friendly and efficient personal service from beginning to end

D'Angibau are members of the Law Society’s National Conveyancing Protocol called “Transaction” designed to speed up the conveyancing process so there is less chance of your move being delayed.

When acting on a sale or purchase we will…

  • Carry out all necessary searches
  • Investigate the title
  • Make appropriate enquiries
  • Report to you on the contract and other documents including detailed advice on any lease
  • Obtain your new mortgage advance from the building society or bank
  • Discharge your existing mortgage
  • Check on planning matters
  • Keep you informed as the matter progresses
  • Synchronise linked sale and purchase
  • Prepare and submit your Stamp Duty Land Transaction Return
  • After completion, register your title at the Land Registry

We will supply you with a cost estimate of our fees and “disbursements” (i.e. Search Fees, Stamp Duty, Land Registry fees etc.)

Tips for Sellers

Please contact us before you decide to sell so we can obtain your title deeds, and prepare all the documents to be issued as soon as a Buyer is found. This will save time.

Tips for Buyers

Notify us as soon as you have made an offer so that we can give you preliminary advice on any likely problems at an early stage as well as giving a cost estimate.

Costs

At the start of your sale or purchase we will tell you how much it is likely to cost, and this will be the amount that you pay us.

However, sometimes matters are more complicated than originally thought and, as no-one likes to receive a bill that is higher than they expected, we make sure that you are informed of any additional costs as soon as we become aware of them.

We pride ourselves on the quality of our client services, our fees are competitively priced and reflect the level of service that you will receive from us as one of our clients.

The majority of our business comes from existing, satisfied clients.
